The first lease instalment, prepaid by the developer, is reimbursed at contract stage. The price is paid in 6 stages as the villa is built, from 10% at contract to the last 5% at handover, and the developer gives a 2-year warranty.
Afterwards, running costs stay low: no common charges, electricity at the government rate and water from the estate's shared well at ฿70 per m³. The developer is a small team that oversees each villa from design through to after-sales service. Maenam and Bang Por are 5 minutes away, Fisherman's Village 15 and the airport about 35.
