A private pool villa from ฿5,500,000, in a gated estate of 24 villas in Chaweng with a gym, café, spa and yoga space, and the International School of Samui just across the road. The 2-bedroom villas have all sold; in October 2026, 9 one-bedroom and 5 four-bedroom villas remained, with completion planned for the fourth quarter of 2027.
The estate works like a small resort. Owners and their guests share the gym and café, the spa and the yoga space; a team on site handles reception, the estate is watched by CCTV, and the private parking has spaces for visitors. The estate fee, ฿8,000 to ฿8,500 a month, covers the upkeep of the common areas, the gym and the spa, pest control and rubbish collection; the upkeep of the private pools is not included. An optional in-house rental and concierge service is offered on site: the developer's management company takes 20% of the rental revenue, and owners remain free to choose another company.
Each villa sits behind its own walls with a private pool, a terrace and landscaped tropical outdoor space, in a Mediterranean-inspired style: white arches, curved walls, lime-washed surfaces, rattan and terracotta tones. The one-bedroom, designed for couples, has 64 sqm inside with a walk-in wardrobe and a 15 sqm pool. The four-bedroom has 197.5 sqm inside, including a 68 sqm living room and kitchen, and a 27.5 sqm pool. Kitchens have an island, and some villas have a freestanding bathtub. Villas are delivered with new equipment; furniture is optional, ฿370,000 for the one-bedroom and ฿1,000,000 for the four-bedroom. Construction takes 12 to 18 months, and furnishing and rental set-up take 4 to 8 weeks after completion.
Foreigners cannot own land in Thailand in their own name, so here you buy the villa and lease its plot for 30 years, with the lease registered in your name at handover, on the last payment. The villa is paid as it is built, from a 5% deposit to the final 5% at handover. The land rent is monthly: ฿7,000 for a one-bedroom and ฿12,500 for a four-bedroom, rising 5% every 5 years. Water costs about ฿250 a month and electricity is metered at the public rate. The builder gives a 10-year warranty.
The estate stands on a quiet, slightly raised site about 2 km inland from Chaweng Beach. Fisherman's Village is about 7 minutes away by car, Chaweng centre and the Central mall 10, the airport 15. With the school opposite and the facilities on site, the villas have fine rental potential with holiday guests as well as families on longer stays.
