Nearly 11 rai of elevated hillside in Bophut, 17,324 sqm under coconut palms and fruit trees, sharing its boundary with the International School of Samui. The school next door is what sets this land apart. Expat families often choose where to live according to the school, and here children could walk to class: a ready market for family villas, long-stay rentals or apartments. The plot lies below 80 m above sea level, where buildings of up to 12 m, about 3 to 4 storeys, are allowed, in the yellow zone of the island's land-use plan (low-density residential and mixed use). Setbacks are 3 m from every boundary and site coverage is indicated at up to 50%, subject to municipal approval. As the island's zoning plan was under revision in 2025, the final rules should be checked with the municipality before design work starts.
