The setting is residential and calm, about 2 km inland from Maenam Beach and 5 minutes from the main road, with restaurants, cafés and local markets close by; Fisherman's Village is about 20 minutes away (6.3 km). This is for buyers who want a private pool and a house of their own on the north coast at an entry-level price, rather than a beachfront address.
The construction is traditional and insulated, the architecture contemporary and tropical, open to the outside. The lease is paid once for the whole term: from ฿1,391,000 on the remaining plots, 40% at signing and 60% at handover, or spread out until 2038 (from ฿1,485,000). On the smallest remaining plot, the villa and 30 years of land come to ฿7,641,000. Registration costs about ฿30,000 and the sublease about ฿15,000; the 1.1% registration fee is paid by the seller.
The builder is a local company whose completed projects can be visited before you commit, and a show villa already has its permit and is under construction. For each villa, the building permit is applied for once it is sold, then construction takes 12 months, with regular photo and video reports. Running costs stay low: water from the estate's shared well costs about ฿250 a month, electricity ฿7 per kWh, and there are no other charges. Private, simple to run and easy to recognise with its stone walls, the villa has fine rental potential, for holidays as well as long stays.
